Hi guys, I'm new to rental real estate. Is it just me, or is it hard to find properties in Canada especially Ottawa that don't meet the 2% rule or cash on cash ROI due to high prices and expenses ? US cities properties do benefit from scale as compared.

Wanted to know what aspects should be considered under 1) risk analysis (e.g. building condition report) and 2) profit analysis (e.g. condo fee) for an office condo in a commercial building.
