We have an STR/MTR management company in Indianapolis. We manage about 45+ STRs and a handful of MTRs. I started this company in 2022 and it was just me, myself and I. Now, we have a team of about 5ish with another 4 VAs.

Only you will truly know when the right time is. But I highly recommend reading "Who Not How". It was a complete game-changer for me!

Right now I subcontract almost everything and I do walk thrus before and after all the cleanings. I will continue this no matter what because I believe it makes a difference in reviews.

At what point should I hire another me? I was thinking of hiring this summer. Or maybe when I meet a certain amount of company revenue. 

Anyway, excited to be here and chat about it all.


If you're already stretched thin and expecting to hit 15-20 properties by year-end, hiring by summer makes sense, specially if revenue can support it. Maybe start with a part-time ops manager or a reliable lead cleaner to free up your time while keeping quality high. A virtual assistant can also help with a lot of this. Do you have a specific revenue target in mind for hiring, or are you basing it more on workload?

@Collin Hays Why is your go to statement that Vacasa Charges 40% and we aren't local? Actually we are not 40% and in fact our 50+ person staff in East TN are all local. Continuing to spread false information is not ever okay. 

My Opinion is my own and does not represent Vacasa.

I do not normally comment on things like this as it typically is not productive. As a Sales Executive for Vacasa Tennessee. I feel like you should do some due diligence with interviewing each company. All of the companies mentioned in this post have different levels of service. Vacasa has two levels of service. Every Vacasa Market has local area experts in them, giving the experience with Vacasa a local feel with a National Brand. All of our employees that take care of each of our properties are locals. Even I am local...

Knowing Vacasa as deeply as I do the above opinion should be taken with a grain of salt. As he is a competitor of ours here in Gatlinburg. To OP, if you were a competitor of ours would you do the same as above? Most would say yes... Also the person above does not have the slightest Idea about how our fee structures work. So Please reach out to us. I know I would love to chat with you! 

What the person above is not telling you is that before Vacasa came into the Market here in Sevier County all of the Property Managers here were charging 30-50% Property Management fee's. Some of them still do. We offer a pretty supreme service to both our homeowners and guest. Are we absolutely perfect? No we are not and no company is. If they levy that they have all 5 star reviews with 0 bad reviews they are simply not telling you the truth because the statistics are at least 1% of guests are going to be dissatisfied with something.

Below is a graphic from 3rd party Data taken here in Sevier County, 35% of the guests that book in Sevier County, Book directly from our website. Can you imagine leaving 35% on the table by going with a smaller company? Let that sink in...
