I'm not in the NJ market but I would hate to see you burned on your first deal. If you are thinking of buying to rent, I've never heard good things about being a landlord in NJ. I've been told NJ is a very renter friendly state and evictions are a nightmare. Tread carefully, align with someone experienced and hopefully some active NJ landlords will chime in with more suggestions. Good luck!

I'm new to Raw Land investing and I've identified several potential buys but I'm not sure how to calculate my low ball offer. Does anyone who does raw land deals have a formula for calculating those offers? I've heard 'offer pennies on the dollar' but from the  tax bill, average of local comps or what? THank you for your help
