Hi! Can anyone tell me how to estimate with the Rental calculator projected capital expenses for a rental property based on percentage? The BiggerPocket Capex article that I found shows $$ amounts for each big ticket item whereas the Rental Calculator is asking for a percentage. I'm trying to decide whether to fix/flip or buy/hold a property that I will be closing on soon. Since the roof is 17 years old, I'm really leaning towards fix/flip. The property is in a really good area so I can flip following reno in about 30 days if I go that route.

When contracting for a multi-unit asset how long do you normally ask for a due diligence period?  I realize this may depend on the number of units in each property but if anyone can provide a standard timeline breakdown that would really be appreciated.
