Post: Is there a way around the cost of a title search?

The duplex is going to go to a foreclosure auction, likely, b4 the end of the year. The owners are way behind in property taxes (to the tune of $15k+) and have taken loans out that were not repaid. The home was built in 2005 and never completed nor lived in. I want to get in touch with the lenders or the ones who purchased the debt. The debts to various banks is over $800K. This duplex is only worth (to me) due to vandalism and general weathering around $90K. I do not wish to pay the $300+ - that at title company will charge in the event of the various lenders want more than I am willing to pay. Is there any way to get a title search on the cheap?
How do you cope when your rehab project is the subject of a crime? Someone broke into our rehab house and stole some of the GC's tools as well as boxes of brand new flooring. The police know who did it as the idiot took the flooring back to Home Depot to get the money for returning it, Home Depot had him show his driver's license (which he did) and then got the money for the return. My question is how do you cope with that?? This is my future that this puke is trying to ruin! This is the second "thing" that happened with this house. Someone threw a piece of roofing hardware through a window several weeks ago and broke it. It costs us nothing as the window was being replaced. The thing is that this is NOT a bad neighborhood! How do I stop the feelings of wanting his BLOOD for messing with my future???

Since this is being brought up in the news, I have to wonder how runaway AKA hyperinflation might influence real estate investing? In particular how it might influence a lease with an option to buy. My husband is uncomfortable with using a lease-option in the event that the hyperinflation rears its head. Is he right to be concerned? How will it affect sellers vs buyers? The good, the bad, and the ugly! Any thoughts?

Let's say I use a lease option on a house that I own. I set it up for the tenant/buyer to purchase the home after two years of occupancy at its current appraised value of $250K. Then the two years is up and the market value of the home sinks to $175K. The bank will be unlikely to lend based on the old appraised value. What happens to the contract that I have with the purchaser of them home if the market value drops significantly?

We have a vacant house that is currently being renovated and are looking to do a lease option when the renovations are complete. My question is can we get a HELOC if we are also doing a LO? I don't think it would be an issue, however, my husband has concerns and will not feel comfortable moving forward until they are addressed. Maybe one has nothing to do with the other?

A skunk, likely, has died under or in the attic of a house. The house SMELLS HORRIBLE! Is it possible to remove the smell if it has permeated the structure? Obviously, removing the body is going be one of the first things to get done.

If you have $150K to invest, how would you start? Right now it is a seller's market in (Willamette Valley) Oregon. Inventory is low and demand it high!

Let's say that I purchase a home in foreclosure and let the former owner stay as a renter. If one of the appliances, that they purchased as the former owner, dies, am I responsible for the replacement or repair? I have not done this, however, it popped into my head and I thought I would ask here.

It seems that this seller may not be the owner of said parcel. After my agent did some research on ownership, the mobile home is owned by two different people and the land is owned by a 3rd party. My agent said this one was "very concerning" and if I wanted to pursue this I should check at the county tax department to see if this is on the up and up. There are too many red flags here. Thank you for the replies!

How do you handle a seller who wishes to NOT have a real estate agent involved with a property you are looking to purchase? If the buyer wishes to utilize one and the seller wants nothing to do with an agent...what is the next step? As a newby in RE (No deals yet) I do not want to make a move without an agent that could see issues that I, due to my lack of experience, would likely miss. Any insight?
