Thank you so much, Cynthia. I never thought about it the way you put it. It does make sense that investors will want an realtor that invests themselves.
I understand ROI, cap rates, NOI and how to calculate & what they mean. But no, I have not yet put this knowledge into actual practice nor done any deals myself. I will brush up on these calculations so I can do them upside down, sideways, and any which way. Thank you so much for your input, John.

Hello everyone,
I am an aspiring real estate investor specifically looking to rehab/flip or rent. Since I am new to real estate, I acquired my Florida Real Estate Salespersons License in order to earn while I learn.
I have seen many posts suggesting finding an “investor savvy realtor” and stating that there is a difference between realtors who service the general public and those who service investors. So, I ask, what is the difference? Specifically, what are investors looking for in choosing a real estate agent? I would like market towards investors so all input is greatly appreciated.

Thank you @Odie Ayaga. Yes, I understand. I am currently reading up on wholesaling and that question is in my mind. I also need to further look into the legality of wholesaling in NJ. In any case, I still have a lot of the same info to learn whether I wholesale or flip so that is where I am starting. I have ordered J Scotts book on estimating rehab costs. This is an area I really need help in.

@Account Closed Unfortunately, I am very limited right now, so I think wholesaling may be the way for me to start. I will absolutely start with the books Brett recommended.

Hello Bigger Pockets Forum!
My name is Kim and I am a newbie from Bayonne, NJ.
Although I have taken a few classes over the years, my real estate experience is zilch. However, I am a quick study & a hard worker. This is the perfect time for me to start pursuing those elusive dreams.
I am looking to flip houses. I love the thought of restoring a neglected home to it's former glory or to a new & improved version. However, I have recently read about wholesaling, which might be a better fit for me starting out. I am going to research that a bit more.
I'm so excited to be here and to start this new chapter in my life!
