@Paul Garcia. Hey Paul! We are also military family looking to do something very similar. I'm wondering how your plan went? Were you able to find a place? If so did you renovate? Maybe add an ADU? How much was actual $/sqft compared to your 150/sqft estimate?

@Jay C. Just came across your post, curious to how your plan came out? Did you end up building? If so where? How hard was it to get all the permits?
I'm looking to do something similar. Only difference is that I'm already on the island and may be renovating substantially and building an ADU.
Let me me know, I’m very intrigued.

@Charlie S. Webster Hey i just came across your post. I know it's been a bit but wanted to ask you about permits. what type of permit did you need, what was the process like, and how much was it?
How did the renovation go? I'm assuming adding a full bathroom could have brought the value up to 1mil or close to it depending on the size of the house.
I'm looking for value add opportunity and wanted to do my homework.

Hi,
I need to rehab:
kitchen (cabinets, flooring, taking down a wall).
Two bathrooms of which one is a master (new vanities, new tiles, one bathroom will have a tub, and the master bathroom will be a walk in shower.
Laying tiles on the floors of kitchen, hallway, and bathrooms.
Laying laminate floors.
Estimate of 350 Sqft of tiling and 600 Sqft of laminate wood flooring. Bathroom rehab will also require 200 Sqft of wall tiling.
I will provide materials, the contractor will provide their own tools, must be able to pick up materials from stores, and be able to meet timeline.

@David Robertson @Mike Reynolds we are fed going to get a couple more quotes from different contractors.
Once I have a couple more estimates, I’ll post them to compare. Thank you all for the recommendations and input.

Forgot to add the estimates:
1) popcorn removal and paint - $6k
2) paint all walls - $5k
3) install flooring with new flooring material at an allowance of $2.50 a sq ft - $18k
4) shower #1 - $15k
5) shower #2 - $15k
6) vanity and lighting - $2k (lighting allowance of $100)
7) kitchen - new cabinets and counters (approx 10 cabinets) not including appliances. I can help you buy appliances at best buy but you would have to pay for it seperately) - $15k
8) storage doors - $1500
9) opening up kitchen area, patch and paint area - $2500
Total comes out to $79,500 plus tax.

Hi everyone,
We are currently under escrow for a 2/2 condo in Kaneohe HI. We are moving there due to work and planning on rehabbing the kitchen, two bathrooms, floorings throughout the condo, and the two bedrooms.
We received an estimate from a GC and the price seemed super high.
I’m asking for anyone who is familiar with the area about the estimates I received.

Thank you all for the advise, I’ll plan to shoot a quicK walkthrough video and maybe consider lowering the price to make it more competitive. The only thing about lowering rent is that it doesn’t give much buffer for maintenance cost.
I’m sure timing has something to do with it as well...

Hello everyone,
Looking for advice on what I can do differently/improve to get my house rented.
It's a SFH in Cibolo, TX (Suburs of San Antonio), I have it posted on Zillow, Craigslist, Facebook, and even around my workplace (military base), but I've only gotten 5 inquiries but no solid interest.
I’m starting to think that the price might be too high...
What do you suggest?
