Hi all,

I've got a situation at one of my properties - the shower is leaking and needs to be fixed. There's only one bathroom in the unit. This may take a few days or up to a week to fix. I told the tenant this and offered them shower access in another unit where another tenant lives in the same house. They did not like that because they are not comfortable using someone else's shower. They asked that during the time that they are temporarily displaced or do not have access to their bathroom, they get compensated as they will be required to pay for living elsewhere and other costs will also arise like additional food, etc if they are unable to be at home.

What are your thoughts on how I should handle such a request?

I will obviously not compensate for additional food, but what about temporary living accommodation expenses, such as a hotel?

Hi all, in Ontario Canada, can you share what your experience has been like with commercial loans on multi-family small buildings (8-12 units for example) with 80% LTV?

Is it somewhat similar to residential or higher rates?

Also, how has your experience been like? Is it easy to qualify assuming you get a property with over 5% cap rate?

I've never gotten such a loan yet. Only residential for now, but was wondering what the possibilities are.

@Melanie Dupuis I listened to the Breakthrough Real Estate podcast episode 93 where you talked about your North Bay investments. Very impressive. 8-11% cap rates seem much harder to come by in the South. I was hesitant to look that far, but may consider it with such good returns

@Ralph Noack Those sound like great investments. They're very close to the 1% rule. These are similar types of houses I am looking for here East of Toronto. Seems like a good strategy to add a suite in the basement, rent, and refinance.
