that's exactly what I was thinking.

@Aaron Keckley, I owe 166000, it would rent for between 1200-1400. So no way am I getting close to 1% of what I owe.

So it looks like selling is the right decision.

I'm buying a new primary residence. I'm torn between selling my old house or renting it. I believe I have somewhere between $40,000-$60,000 in equity in my old house. The reason to I want to sell, is I would like to learn to flip and that would give me some start up cash. Also I feel like anytime you can take some profit out tax free, because it was my primary residence, then I should take it. Also if I decide to sell. Is there any rehabbing to be done to a old primary residence that would increase value enough to warrant the effort. It seems the same principles would apply.

Reasons to rent, I would probably break even on the rent=payment+expenses. But its in my comfort zone. Not much great about renting that I can tell.

I would appreciates experts thoughts on what they would do and why.

My name is Kirk Paolinelli. I’m 32 y.o. I recently married my beautiful wife and we were left with two houses. So we decided to rent one of them out. The house is renting for $1400/mth, with great tenants, and it covers the $1000/mth mortgage payment. This wet our appetite for real estate investing. We also attended a seminar by John Schaub and Peter Fortunado in Oct 2103. This is our only experience. From that seminar and even some of the podcasts I've listened to BP. I finding it hard to take another step in my area. But going out of CA raises more questions for me. I find myself thinking a lot, but not doing much. I work as a Director of Nursing at a nursing home. I would really like to work for myself. I open to all facets of real estate investing. I’m currently researching what the best approach would be and need help.
