I have a short term rental that is very successful in St. Louis as it has 5 bedrooms and 5 baths. It has a good history, but I need to sell it. How would you recommend I market it to investors? It is best suited to be an STR rather than a home for a family so MLS doesn't seem that useful. Any suggestions would be appreciated.

In St. Louis, there is Abode Bucks and JZ Vacation Rentals.  You can google them.  I recently turned over mine to JZ

Is this the only Forum for Short Term Rentals?  It looks inactive.  I am looking for someone who can help me buy and manage a short term rental property in the Fort Myers/Cape Coral area.

I am in the Midwest and want to invest in local apartment properties and want to maximize cash flow.  One thing I have wondered about is the feasibility of taking in a partner mostly interested in long term appreciation or value add and hold.  Would it make sense to each invest in the down payment and any rehab costs and assign current cash flow to me and the profit at sale to the partner?  Split tax benefits?  Any feedback would be appreciated.  TIA.

George,   I just joined up with BP and am starting to do vacation rentals in St Louis.  Winters can be slow here and it would seem to make sense  to offset that with rentals in someplace like Scottsdale.  How is the regulation environment there?
