Tim and Paul,

I think you both make very good points. An REI club consisting of a small group of investors that know and are active in the market would be invaluable for all members. At the same time, I understand Paul's point that some clubs may have the tendency to attract a lot of newbies that avoid actually taking action. I'm going to be optimistic and trust there are clubs that consists of experienced investors. I'll just have to be a newbie that insists on taking action.

Thanks for the responses - both of you offer a lot of valuable advice to think about.

Ryan - the cost aspect makes sense... I should have thought of that myself. I'm going to really try and make your February meeting. I will need to duck out of work earlier than normal but that shouldn't be a big deal.

Tim - a list of Chicago investors would be extremely helpful for me (as well as for any new investor). I want to make sure not to overstep my bounds though. As long as these investors don't mind their contact info being given out, that would be great.

David - thanks for the encouragement. I'm actually living in the city now but grew up in the south suburbs. You don't happen to be close to Crete? That's where I'm from.

Carolina - yes, this is a group that I've come across in my research. In fact, Ryan responded to one of my prior posts and might have even mentioned it then. Ryan seemed well versed in REI so I'm sure it's a strong group. The group meets in Elmhurst which would be a little tricky for me to get to from work, but that is one I will have to try and make.

Out of curiousity, have you had any success networking with other investors in and around this area?

Hey everyone,

I had a quick question for BP's Chicago-based investors. Wanted to know if anyone here is involved in an REI club located in the actual city of Chicago. I've done some basic searches for this, but have only found REI clubs that meet in the surrounding suburbs of the city.

Ryan - you make a good point, and it's something I will have to put more thought into. If I do manage to become a successful RE investor, I would want to expand outside of wholesaling, although my initial plan was to become successful (by this I mean profitable) wholesaling before I ventured into the area of rehabs - not sure if this changes anything you said about end intentions though.

If my end goal was to rehab, would you suggest pairing up with an experienced partner who can provide expertise and capital (while I provide the grunt work of finding motivated sellers, probably accept smaller % of profits). This seems to be the best alternative outside of investing on my own - which is not something I want to do without experience.

Eddie - wow, sounds like you do extremely well driving for dollars. You must have it down to a science to get 500 addresses in that time frame. Do you simply note the address of the house or do you leave some kind of marketing flyer at the home (in addition to following up with direct mail to the absentee owner)?

James - you bring up a great point about estimating the cost of repairs for rehabbers. I really have no expereince in this area (although I'm fortunate enough to know a few people that may be able to help me out in this respect). Do you recommend any books that could be a good guide in gauging potential rehab costs?

Sam - thanks for sharing your story. I agree, time management will be key for me. With my current work situation, I probably would have to wait until the weekends to visit properties but obviously could field phone calls anytime in the week. Out of curiousity, is your end goal to do RE investing full tme?
