Initial looks on a 5 unit. Quick initial reaction - do you buy this house? There is market upside, rents are low and suspect climbing over the next few years. Spoke to a property manager and comfortably can expect numbers as shown.
Seller carrying back whatever down payment amount needs to be.

@Tory Kelliher, good catch. I probably should bump that up to 8%, I assumed since i'm accounting for maintenance at 5 and cap at 5 it was safe bet with having a 3% reserve allowance. @Tony Santos

@Jonathan Leung, this particular deals has two 3unit buildings, 1 lot - one of the buildings 1940 the other has it listed as "around" 1900. The 1940 building, solid foundation, solid building, well maintained. The 1900 is similar condition in terms of the 3 units, work needs to be done in basement although stable and no structural concerns (had a structural engineer there). Need to patch/skim basement walls most likely.
How do you about general anlaysis of capex/maintenance and what rules do you abide by?
