Thanks for the input everyone. Thats gonna really alter my plan going forward, but its for the better. The rents in this area are ridiculously low. Ill jsut concentrate on any flip opportunities and look at buy/holds in the livelier area an hour north.

Im a noob, too, but Ive bought a couple of houses and Im pretty sure this is accurate. It depends on what you want to do. The listing agent CAN handle the whole deal. If you want to negotiate the price down, Id get a buyers agent. That way theres no opportunity for disingenuous behavior. It wont make any difference to your costs unless that buyers agent says theyll take less than the full 6%.

I agree @Carolina E. the 1/1's is less than ideal. Ive been surprised at how many 1 and 2 bedrooms Im finding compared to the lack of 3's in multi-unit. Likely the 3's are easy enough to sell that they require no marketing.

@Bill Jacobsen - Thanks, youre reinforcing my thoughts on the deal. Its actually a cute little place. Im figuring with a price concession and a down payment the monthly costs will be low enough to create a nice CF.(and yes, I understand a lot of people dont want to put money down, but Im trying to get a deal or two under my belt so I have experience and authority to speak from).

Ive found a 5-plex with all 1/1 apartments selling for $135k. The apartments rent for $350 each, which is approximately market price. I might be able to go up $25-$50 after updating. Owner pays water (about($150/ month), tenants pay all other utilities.The place is well taken care of with no obvious defects. It just needs some updating on its 25 year old carpets, etc. Taxes are $104/month, insurance approx $150/month. Cashflow looks to be about $100/door/month to me. Opinions welcomed :)

What Ive found from calling numbers off of YP.com is that they claim their comapnies listed work in the area, but when I call them, the reality is different.

Also, I found a number for Webko Construction and left a message. It sounded like a school girl that doesnt want to talk to people, but hey, maybe Ill get a call back. We shall see.

Ive found a house that Im interested in buying, however its priced inexpensively because it needs foundation work (thus the title of my discussion). Ive called around everywhere that I know of and cant find any foundation specific professionals in my area to get an estimate. Ive found an individual that has worked in home repair that says he can do it, but it hasnt been easy getting a price on it.

As far as the work itself, the house is built on the side of a hill and 1 corner has started pulling away.

This looks like a house no one wants, which means there should be an opportunity there, but I dont know crap about foundation work.

Thoughts?
