You can call almost any real estate agency and they will have an agent that also does PM. I know Sagely&Edwards has an older gentleman that does it. Asking any of them a few questions over the phone will give you some of the basics for the local market (i.e. fees, etc.).

Yeah, youre not wrong. North side is very hit or miss. The neighborhood quality really changes from block to block. If youre looking for south side housing that isnt overpriced you might try the area around Cavanaugh and Texas. Ive seen a few nicely priced properties over there. Are you after flips or rentals or what?

As far as the studying goes, I looked at houses for about 6 months after I got my finances set for a deal. Im working on that flip right now. What price range are you looking for? There are a lot of houses in the Fort if you are looking for a low cost starter flip.

The only possible thing you could do that could "hurt" would be to bid more than you are comfortable paying. Anything else is great education. Look through it. Put in an offer. Do whatever you want, just dont become emotionally attached and overbid.

Youre in the black. There is no failure. Set those kinds of self destructive emotional thoughts aside. This site is intended to make you wiser about how you invest moving forward. If you find ideas that work for you, use them. If something doesnt fit your situation, toss it. Make friends, make money, move forward. Dont let your mind confuse the issues, bro.
