Id look into using it as a down payment on a really sweet deal. If it needs a ton of work, then you can live in it while you fix it. Just dont bite off more than you can chew for your first house. Getting a solid buy and hold and making great cashflow isnt necessarily a bad way to start either. If you find a really nice deal, you might be able to do a cash out refi in a few years and have more $$ to work with as you look for that first flip.

Another way to go would be to find someone already running a flip or long term hold R.E. business and invest with them. There are a lot of very successful investors on BP. You could attach yourself to one or more of them while youre not in the States. When you get back, you can pull your profits out and start on your own, even if that is in small bits to start and building up.

Id consider upping the deposit for "a new tenant". If she is a good tenant that you want to keep, youll have to bring him in or she will leave. Signing a new contract is an opportunity to get a little extra security though.
