@Allan Smith this is what I’m leaning towards but I’m putting a for rent sign on the lawn & need to put something readable for them to contact me with ... the only real reason I’m considering another number is one of my rentals I co-own with family. I’ll be managing it but want them to have access to a potential phone number just in case.

@Flash Alexander my issue is I already have two google voice numbers and can only have one ring on my cell. The google voice app does not let you add more then one at once (at least the last time I tried). So if I got a new number it would be for voice messages only. Which may/may not be a good thing,

@Lee Ripma My goal is to have online forms first but that's hard to put on a for rent sign on the lawn & have it readable .... I'm listing on MLS & Zillow. I've looked at a few apps that could help with incoming applications.

I am going to list my first rental next week. I already have a business number for my other business (Architect & flipper). My question is, should I get another number for my rentals or just use my business number I use for my other businesses? I really don’t want a new number to manage but might be easier to screen calls if they’re from another number. .... thoughts?

I ran across a landlord app in my research about rental properties ages ago but now can’t find it. Are there apps out there to track communications &/or payments that you have used that work?

The one I remember seeing tenants could send messages via the app and it could be checked off kind of like a to-do list. You could also track of payments were received.

Also are rental management companies worth it? I’m going to start by managing on my own but by next year I hope to have more units which might start to become more & more difficult to manage myself.

How do you do deals with none of your own money. I haven’t figured this out yet. I’ve done several deals with my own $ but need to figure out how to not let my liquid assets limit what I can do. Do you do hard money? Hard money usually requires at least a down payment. So just curious.

@Craig Chrzanowski from what I can tell by narrowing in my area 500 would cost about $450 not $120. If it was $120 for 500 I’d have less reservations about using it.

Is 8K too large of a list to start with?  Also I can't seem to get past the list build page.  I go to create an account & it doesn't go anywhere ....  I think they're website might be not working properly.

I go to listsource’s pricing page and it shows me nothing but links to build a search. How do I know how much it’s going to costs before digging in deeper? Does anyone know the pricing structure?
