Hi Trevor -

I live in New Jersey - in Hunterdon County, which is approximately an hour away from Paterson. However, I mentor a group of young men in Paterson and am familiar with the area. Paterson, like many large cities, has some challenging areas and you should be careful when considering particular parts of the city. You can find attractive cash flow but may have to struggle with crime, safety, etc.

I personally wouldn't invest there because it does not fit my buy & hold criteria but am happy to provide additional thoughts on the area. I can also introduce you to some friends who run a community center in Paterson for another perspective on the city. If interested, send me a PM.

This is an interesting topic and one I've been debating recently. I only have a few SFH rentals and wanted to know the ballpark cost of creating an LLC for the properties through a real estate attorney? Also, I've heard of some investors using LLC templates from companies such as LegalZoom and wanted to know the general BP community feedback on this approach?

Hello -

I currently have 3 rentals (single-family homes) and am interested in working with a realtor who has experience with completing purchases via HomePath.com. I live in Hunterdon County, NJ but am interested in purchasing a SFH in Lehigh Valley, Pa. (Easton - Allentown - Bethlehem, etc.)

I'd also be interested in BP community feedback on working with realtors for investment properties - do your require your realtors to have HomePath experience, based on the complexity or do you just work with realtors as long as they have investment experience?

Appreciate your perspective.
