Find out how much their asking price is... How long they have own the property?   If they have a mortgage and if so how much they owe? Any repairs they think is needed? See if you kind find some common things you can relate to them about either through conversation or items seen in the house and use that to build rapport. Find out their timeline on when they want/need to sell and what they are looking to accomplish from selling the property.

While its not required to wholesale properties It's highly encouraged from a liability standpoint. The 1st few deals I did I completed them without having an llc set up. There was a chance someone could have sued me personally if they felt I was negligent during those time periods for doing them wrong for whatever reason. Due to this risk having an LLC set up is ideal but not required.

you can use nwmls realtors contract. 

Stay away from war zones. Everywhere else fair game.
