Hi everyone, i hope you are doing very well and happy. So i am a 23 year old who has worked his butt off since 2020, i currently have 20k saved for a down payment and by the end of the year i hope to have a maxed out emergency fund maxed out and potentially 30k for my house fund. Now heres my question, how do i know when I'm ready? In a lot of ways i still feel 18 and i still have so much maturing to do, however i do feel mature in many aspects, i have a stable career, i pay all my bills, i have a car bill but it will be paid off ASAP (less then 300 a month) and no bad habits/addictions. I feel like i am ready but i feel theres times im being too cautious and times im being too fast, any advice? Thank you.

hey guys my name is koen i would like to connect with investors in my area, but most importantly i would like to find some groups for seller financed houses! I have had great success with cold calling zillow etc, i would prefer to finally meet some fellow investors or anyone or any groups to connect and find these deals more efficiently. Furthermore while i am absolutely doing my research could you explain some issues that might prevent a refi? @Mike D'Arrigo hey mike thank you so much for your response and THANK YOU for the advice! as i said am very uneducated when it comes to dealing with bank financing which I am educating myself to and lots of late night coffee and book reading is hopefully solving! the tenants pay all utilities and will be sure to see a recorded history for this. Furthermore we are still in the process of negotiating this but it would be around 15-30k down payment with plans to refi within 2-5 years

Hello BP first of all thank you to this awesome community for its knowledge and support over the last two years! i am a 20 year old investor who is in the process of a seller financed deal. the numbers are looking extremely well cash flow is about 1,000 a month, its a three unit with all utilities not included. Next to a private school and the roof and foundation are new or in great condition. Furthermore its first two units are great and can be moved into, the top unit needs some modernizing in terms of cosmetics but other then this is fine, i also will ensure to have it inspected and collect a report along with my due diligence. The problem is this is my first deal and its seller financed, now I will be completely honest, my knowledge in terms of finance dealing with the bank is rough to say the least due to lack of experience, the seller has mentioned a balloon payment and i have never refinanced a house before, what are my risks in terms of a bad refinance and what is any ones advice or some tips you might have in terms of renting and things to be careful of? I just want to make sure im not going over my head if anyone thinks i left something crucial out let me know thanks for all advice and questions!
