He goes over this every time and people argue about it every time. I do not know how will gets things from asset managers, but the best way it to either get lucky and know someone at a smaller bank or to have a relationship with a local REO broker. This will allow you a first look and the hopes that your offer is a day ahead of everyone elses (this usually only works if it is a full price offer).

If you know how to do it then you should do it yourself. If you are a wholesaler it does not seem to matter much. All the websites look the same.
If you are an investor trying to find private money or rent units then it is more important to have a professional, custom look.

You can never make them happy. They also think they understand the way everything works even if it is not their field. When they complain by email it is also always a page long.

Add Engineers to that list. I rent to a lawyer and she is very good. I have never rented to the police.

You should not have it it your lease that tenant has to fix the roof? Is this standard? They need to leave the unit the way they got it.

I agree with Loc on most, but you do not want anything less than a 1.6ga flush in an older property. The 1.2ga do not break up the waste and it does not make it all the way out of the house.
Also I got the front load washers from Fridgidair Commercial and I sold them because they break all the time! Tenants will not use the HE detergent that they require and will not leave the door open so the seal molds and gets nasty. Those machines are the worst! Stick with the old energy and water wasters and save the call and the down time.

I think I have good taste so I pick my own finish. Remember you want to apeal to the market not only to yourself. I have never tried this product but it might help...
