Hello i am looking at buy a rental and just looking for advice from experienced investors. With my base knowledge there is a couple of ways i have thought of this. 1. If i need 10% for cash down i would give the investor 20% equity and 20% of free cashflow. 2 Same as the first one but 10% equity and 20% free cashflow 3 (if someone i know) I would give them 10%-20% equity and give them a certain annual return that they will get once i reach refi or selling the unit .    I am new to investing so any advice, even if it to tell me that this is crazy and will never work i appreciate any help in finding a way to get my first rental. Looking to get in touch with a mortgage broker in the Bismarck ND area about buying my first investment property I would be doing a owner operator for the first couple of years then rent out the unit I was living in after I move out
