thanks to everyone for there input, The gentleman I speak of just has cash at his disposal and wants to make a return and I want to learn how to fix properties while making some capital in the process so I can invest myself. Ms.Newmones I look forwards to hopefully meeting you, I'll reach out in the coming days, would you be able to help me as far as paperwork is concerned & finding a property that makes sense to flip?
So a guy with cash wants me to find a property and oversea the process of fixing and flipping it....what should I be charging this gentleman....by the way this is my first time doing any of this 😬🥴 he wants to stay under 100k purchase price and has picked Essex county or Atlantic City for the property. Can anyone give me any advice

credit is shot and I have little to no capital but i've been going to meetups sharing my story and a I met a realtor that actually sent me an email saying he knows a FSBO that's willing to sell below market value and is willing to link us but my question is what should I do ? I don't know the area which is actually front royal, VA? PLEASE HELP
ok, what are your thoughts on limiting myself to just one base market ?
I just had my first sit down with a realtor and it went pretty well, after speaking with her she wants to work with me. The only thing is my market isn't northern va but should I work with her or turn down the opportunity to possible get my hands on a deal in the near future? She also says that she has 2 brokers and to insure her I'm serious about working with her she wants me to come in and sign papers to only deal with her...its my move any advice?
