I am also originally from CA although the other Bay Area up north. When looking at investment property I found it tough to get a decent cap in the metro areas of the west coast. 

Have you looked at any turnkey providers? This will allow you to invest anywhere and avoid the hassles with managing the properties. Unless that is what you're looking for. 

You may want to check out Memphis, Indianapolis, Kansas City and of course Jacksonville. At least use these hot rental markets as a comparison.

My first flip was in Riverside while I was living in the San Francisco Bay Area. More than half of the project I managed remotely. I have since moved to JAX and am about to start on another Riverside rehab. Send me a message and we can discuss in detail.

Jacksonville is where it's at! The city is so diverse you can find a neighborhood that is suitable for you. Not to mention it's probably the best market in Florida right now. Come down and drive the area that's what I did when I moved here last year.

The best ways to attract buyers is to have a good deal.  I get leads from wholesalers every day on properties that are not a good fit for me (either not my farm area are too expensive).  There is a meetup this Wednesday if you're interested.  You will likely find some great resources at this networking event.
