I Would not recommends buying  rental as your first property especially since your using regular bank loan. Reason why is because you won't be able to buy anymore property because your debt to income won't allow it until you have enough equity in your property For Another loan. Instead I believe it's better to wholesale for cash then start flipping for money. Use the profits from the flips to down the rental. But that's just what I would do :)

To see if it's a good deal or not, i would check the area condo price and see how much they sell for. Find at least 5 that had sold recently and find the medium price. Then Depending on your exit strategy, play from there.
