How could I use my HELOC to brrrr? Would I buy the properly all cash and hope I get a good arv to pay back the HELOC. And would that allow me to buy more properties such as foreclosures that are cash only? Or is it better to use it as a down payment fix it up and refinance after seasoning period?? I would really appreciate some insight to these questions thanks BP family

@Kyle Mccaw great info thanks. When am I or do I get bids for the repairs after I close or can I get them prior to buying? Or is that something I just need to guesstimate? Which I'd rather not do. I wanna be successful doing this and be able to support my family.

Hi there. I just attended my first bigger pockets webinar yesterday, it was awesome. Anyways I'm a new investor and have about 100k to invest would love to get some advice and insight on the following. If I want to fix and flip a home and for some reason it doesn't sell at ARV price I want would it be a good idea to use it as a rental. What are some downsides and upsides to this strategy. Thank you.

@Jess Haas yes it would be used for just Airbnb. Do you have a property manager handle the booking etc? Either I was gonna do that but I'm leaning towards doing a brrr further south to put up as a rental. Not sure which would be a better investment to get started. Thank you

Hi there first time poster. I was wondering what the pros and cons would be by buying a house with a conventional loan in my market. Seattle. If anyone has had any experience with air BNB I'd love some insights and thoughts. Thank you.
