That's a good idea Doron. I'm gonna write that down. One more question, this place sold, or at the very least was listed by a realtor back in 2013 at 150k. The investment company that has it now, wants....you guessed it, 54k. Why would the price drop like that?

@Brentcoombs from the pics I was shown, it was gutted and all the framework is new. Like really new. And it seems it just stopped. Where can I find if the property has a lien on it? From the place I looked it didnt

Peace and blessings to you all! I'd like to know what the reasons could be that a sale price would drop so low. Example.....

The place I want to purchase, I saw online this place was listed by a realtor back in 2013 at 150k. Now, the investment company that has it, wants 54k. What are some reason the price would have come down that far?

Thank's @Doron Nissim! I honestly know the amount I'm estimating for rehab is a bit more than necessary. That's accounting for repairing or completely replacing certain things i.e: new furnace, roof repair etc. on the front end

Hi! i was wondering if theres anyone that can help me and give me another opinion on this property.

Price: $54k (seller wants cash buyers only)

Not sure what the closing costs are. I've never bought property before.

Its all barebones, so i can fill in everything the way i want.

3/ 3bdrm 1 bath apts, and a small comm space on the ground floor. 

i've estimated about 24k to rehab it. 

Rents in this area for 3 bdrms can go from 750 or so on the low end and up to 950 on the high end.

Id like to keep one apt and use the comm space(i have an idea).

ANY HELP AT ALL WOULD BE SOOOO APPRECIATED! Thank you!
