@Lateeka This is all good information. I think a househack would be one of the best ways to get your feet wet in RE. Especially if you know your way around some power tools. The finance background is definitely a good look as well! Thats awesome!

@angel what if you d9nt really have a family and friend resource to acquire the funds needes to do the first deal? 

@Rhinesca Desimone would that same 25% be applicable to something like a handful of low cost properties? Say in a ppace like Detroit or Harrisburg pa? Where you can buy a single or multi from anywhere from 10k-60k?

Hey, i hope you all are doing well. I haven't posted here in a while as ive just been working to save money and make strides in rebuilding credit to leverage for scale in the future. Im writing because i am searching for some leads on Hard Money lenders who work with newbies. People who may be on their first buy and hold project or flip. What are the terms like? What are some of the consequences you've had to deal with for not paying back the money on time? Which types of banks can a newbie go to for a Re-fi if i invoke the BRRRR strategy? Do the lenders want licensed contractors or can i involve family who have verifiable experience in some of these areas?

some states allow you to obtain a license specifically for this purpose. It's alot easier to obtain than it is to get a license to do pest control work on someone else property. I plan to invoke this as a way to increase revenue. To also have thay revenue be specifically for that purpose. Setting up entities to ensure no harm comes to ownership of my properties. I have about 11 years experience in pest control.

Is there a way that a non pro member can post to the blog? I've been working on something.

To my understanding, refinancing with a bank or some other lender, WOULD be to pay back the hard money lender. Essentially the refi is sorta like free money. Sorta. The ins and outs in still learning myself. Are you looking to buy here in the city? How long have you been here?

As far as wholesaling goes, I don't want him to get behind my idea with me. I want him to realize , he has the potential to do great BECAUSE of his sales accumen.

Peace and blessings all! I hope today was just as profitable as the day prior. I'm gonna try and keep this short and sweet. 

So I have a family member who owns a multi here in NYC. He had it on the market, took it off to "pay a fee that will increase value". He took it off and since probing him about it a few weeks ago, HES STILL INTERESTED IN SELLING!! How do I get him to deal with me? Let me add, family isn't necessarily valued amongst us.

Second fold, I have a friend who I worked with in the past and still keep contact with, who is by far one of the most stellar salesmen I've seen in a while. How do I get him to want to utilize his sales ability, in wholesaling?
