My parents are in Pecan Grove, near Richmond, TX (just SW of Houston). They had retention levies begin to fail, but unlike Katrina, the on-spot repairs by divers held, and right now they're ok. The Brazos River has flooded the roads, but the houses are mostly in good shape down there (knock on wood).

@Andrew Syrios thanks for the breakdown. Could you give me a bit more detail on 64134?  Am interested in an investment property just South of Sycamore Park (and a bit more south of 470.). Was looking at crime map, and it dips into yellows about two blocks south of this property, but the property itself is in green. Could you give some info on why you wouldnt invest that section?

How often are you all replacing roofs in KC? Out here in Orlando it's every 10-15.

I'm investigating the viability of turnkeys and wanted to know if anyone could share thoughts on zipcodes to aim for or avoid in Kansas City. (Lots of good info about Memphis here already)

I also had to tackle this challenge, and I think I've figured it out with one simple question:


"How many investment units do you have?" 

I wish I knew this earlier because it really cuts to the chase and would have saved me time and money on my first couple of deals.. Do not listen to excuses. I had one realtor tell me they didn't because of 'bankruptcy issues'. Uh no, not for me.  

Investor-friendly means you can help because you've walked in our shoes. Accept nothing less.
