Doe anyone have any good recommendations for Real Estate Attorneys in the Temecula/Murrieta area?

Christine- Thank you so much for the advice! Do you work with many investors in this area? If so, do they seem to have properties that cash flow well? Ideally, we would love to have great cash-flowing properties in an area that will likely appreciate, but cash flow is the bigger priority for us right now. We are not opposed to some forced appreciation though if there are any good fixer-upper properties in the area!

My husband and I are just getting our feet wet as investors and could use some advice. We live in southern California (inland empire area) and feel the home prices are too high here for us to buy rental property. If you are a socal investor who buys out of state, where do you like to buy and why? What have you found are the pros and cons of investing long distance in rental properties?
