I currently have an investment property that I have a hard money loan on. It has been over a year now and I want to refinance out of it but my credit score is low. I started calling my local banks but my credit score needs to be a 620 min. Can I find a bank that will refi me even with a low score. I owe 35k and its currently worth about 65-70k. Please adivise! Thanks!

Thanks guys for your input. Joe, funny you said that. The hard money lender and I came to an agreement to keep the payments the same. Now I know I need to ask for it in writing. Thanks again!

I have a property that I purchased about a year ago and now my hard money loan is about to run out. What type of banks should I consider when refinancing out from under hard money to conventional? Any suggestions would be appreciated.

As a wholesaler, what type of criteria do you provide for a
real estate agent when just staring a relationship (working)
with them! I know of a few things but I'm not sure what other
wholesalers require.

My plan is to wholesale this property, but I've read where some people immediately open title...and some find a buyer first and then open title. Just curious as to which other investors prefer. Thanks!
