I figured I'd share my success story hopefully it can inspire others...I'll keep it short and sweet...in December 2016 I heard of wholesaling for the first time ...I researched it for about 2 weeks and then jumped right in...since then I've done over 10 flips and one of them was a home run made around 300k flipping some apartments...I also managed to steal a rental property in the process and now I'm flipping and looking for more rentals...to this day I feel like I still don't know jack Sh** about real estate lol. I don't over think it I just find deals and ask lots of questions..@Aaron Mazzrillo has actually helped me out a lot so thank you Aaron for that....I'm in riverside ca if there's anyone in socal that needs advise or help on wholesaling hit me up anytime here or on FB and I'll help as much as I can just to pass on the help that was giving to me.

what up BP family, im in socal and im just wondering if anyone has any info on buying multi fam deals in GA...i hear alot about people from so cal investing out of state has anyone had good luck in GA??

@Rob Gillespie I'll be 100% honest... I don't know how many calls came in... I know a lot of people are going to get upset when I say this but I'm not big on statistics...I don't keep track of how many calls come in I just keep track of offers. And when I say offers I mean written offers... every single person that calls me gets a verbal offer but I won't go look at a house without a contract signed...I got that from @Aaron Mazzrillo . as a matter of fact I never even seen the house I flipped for the 25k until it was closed lol. As far as the mail goes I'm on a 6 week cycle, 18,000 leads broken up into 3000 per week and then start the cycle over again until I've hit he list 5-6 times. I'm sending postcards no yellow letters and I use yellowletterscomplete.com. I use them for everything including the leads... I never see or touch anything.

Hi all, havnt posted on here for awhile now been to busy getting deals, my last round of post cards were to absentee owners we have been doing around 3000 cards a week...I wanted to share this incase there's any new people reading this. Direct mail is expensive but it does work if your consistent with it. I got 2 deals this month. The first one was a wholetail flip...ARV was $295k I contracted it for 230k and sold to a buy and hold investor for 255k and made $25k. :) The next deal was so good I kept for myself, it was a 4 bedroom house in Palm Springs ARV 160k, I got it for 110k and negotiated $2500 cash back at closing because it needed paint and carpet lol. I could of flipped it but I'm keeping it because it rents for 1250 a month and i picked up 50k in equity!!. Moral to my story here is that if your a new investor don't be afraid to spend big money on direct mail or whatever marketing you are going with. In this case I spent around 8k between buying the list and sending the cards... but I made 25k on the flip and I picked up 50k in equity on the rental and about $700 a month in cash flow. Not to shabby lol. Sometimes You spend money on marketing and get no deals and it's discouraging but when that happens you got to just keep it going and let the law of averages play out. These deals I just got offset a years worth of marketing for me. Also for any new wholesalers out there reading this don't think that you can only make money if you get a house 60% of ARV... there's plenty of buy and hold investors that will pay good money for anything they can get cheaper then retail or cheaper than what they can find on the MLS.

I want to hire a virtual assistant to take over my marketing does anyone out there have anyone they can refer me to?? Someone to run my direct mail and help out with ppc and FB advertising.???
