Pawn shops, Porn stores, and Payday loans.

Until pornhub opens brick and mortar stores my system may need to be adjusted to include soup kitchens. Maybe I’ll call them “philanthropic eateries”.

I do pet Friendly almost exclusively, I do not allow animals under 1yr as documented or estimated by a veterinarian professional of my choosing. My lvp flooring is not a piss pad.

I would also tighten up the wording of your turd pickup term. I would specify 48hr as time limit for picking up after animals.

I have ALL turnovers set as August 31st, 1 year leases. My town is 250,000 people and the university is 24,000 (~17,000 from out of town)... the increased demand that month helps with keeping rents high. A quick email to the kids with cc mom or dad often fixes just about anything!

I target last couple years of undergrad up to first 3 years of real world working life with many of my properties. Mom and dad co-sign, run mom n dad’s credit, talk to their employer even if it’s only a summer employer, and stay on top of the place. Boots on the ground & eyes on each room every quarter. No exceptions. Lots of my tenants come from small towns,... on occasion I’ve talked to their former high school teachers (I spent time in that world and it’s not uncommon for a common acquaintance to pop up).

No first years. Ever. Not worth the hassle.

I’ve got a triplex full of 3 groups of masters students at the moment, works wonderfully.

Tell them to advance the same credit card they’re buying pools with and pay up. And get them out ASAP. Almost everybody makes this mistake once. Just don’t learn the same lesson twice or it’s your own fault.

@Brendan Chetuck where I’m at I have exactly 1 insurance option if I had knob& tube. And it’s astronomically high (~2.5x normal)

It’s about training them. I self manage like a lot of folks, there are two reasons to dial the phone:

1. Flooding

2. Fire (after 911 & get your arse out of the house)

That’s it.

The rest is non-emergency and you’re welcome to text and/or use the online form to request maintenance. Regardless, it will get dealt with in a manner congruent with the importance level and only one communication is required (they get an acknowledgement of receipt).

When my phone rings it frustrates me. If it rang for a spider... I tax them for their stupidity and they get one warning. If it happened twice I would punt them.
