You’ll find Saskatoon and Edmonton at similar points in the cycle, also similar cities wrt your probable tenant profiles. Both great cities, all of my holdings are in Saskatoon currently but I lived in Edmonton for a couple years.

Tighten up your garage agreement. Have the locks changed. Change your agreement to indicate 24hr notice or whatever complies with the warehousers act in your province. Also make sure it says 2 days late = abandoned = locks changed.

Can’t disagree with you. Worth noting I would NEVER charge a fee for a legit service animal. I had an applicant few months back with two verifiable service animals who was as frustrated as I was with all the folks skirting the system with garbage ESA’s.

Not sure if it applies in USA but up here I charge for an ANIMAL. Ad says animal fees. Auto responder says animal. All language says animal.

Offer subject to purchaser being granted access after acceptance for purposes of showing unit to prospective tenants, and/ or obtaining quotes for repairs, renovations with 24hr written notice to seller.

Pay close attention to their comments on: their current/ previous renting experiences, your specific unit when showing. There are often clues for high maintenance tenants.

Square appointment app. It’s free. Takes 60s to set them up an appointment. Set the Text reminder for 1hr prior and email reminder for 2hr prior. If they don’t confirm directly with your on-site, assume they aren’t coming. Set your different addresses as the “service” so if they click the reminder link they can get the address without contacting you again.

Set up a google form for submission of maintenance requests. Inform tenants that your phone number is for emergency contacts only and that the following is a comprehensive list of emergencies:

1. Fire

2. Flood

Ignore non-essential requests or, if you do respond to them, make it 2 business days later with a simple “this request for non-essential work has been denied”.

Do not renew this person. And if it escalates, let them out of thenlease early.

My best advise honestly is go poke around on the myreinspace forum. I was a member there for 12 years before pulling the pin recently. There are a TON of Edmonton based investors on there that are more up to date than I am. Even attend a monthly REIN meeting as a guest (if they aren't still charging an arm and a leg for for privilege of looking "behind the curtain") if you get the chance. Canadian based content is highly valuable as the first time you hear someone mention LLC you can generally look for a better resource.
