@Adam Craig

The laws of physics say that warming it from 50*-60* takes the exact same amount of energy as 40*-50*. It’s the delta that affects it (assuming the makeup of the material is consistent in both cases). Increasing the temp by 20* takes exactly 2x the energy (in this case, by burning a volume of gas) as increasing by 10*.

What you’ll find is that exterior temp matters significantly. The temp difference between inside and outside will put load on your heating system based off your R value thermal efficiency. Pay attention to things like light gaps around doors, the framing of the door itself (pop trim off and spray foam or similar) and all that jazz.

Good news is, if you turn it down to 40* at night in the fall say from 7pm-7am, it likely won’t even cool off that low so your furnace will get a 12hr break. But again, you’d require energy to run the delta to 60* if that was your daytime setting.

I spent a decade teaching advanced physics, this is kinda my jam.

Yes it’s a red flag.

“My insurance company requires annual inspections to maintain coverage”, drop required documented notice, and complete the inspection.

If you want an authentic local dive bar, hit Santa’s Pub.

And go to Roberts on Broadway some evening (early ish to get a seat), the band will get introduced at some point and you’ll learn that between the ~6 of them on stage they’ve toured with and/ or played on every album since Willie Nelson was in short pants. The fiddle player has been on literally hundreds of albums. World class musicians front to back.

If you’re into yuppie hipster crap go wander around the Gulch and spend $24 on a pint of something similar to beer.

3 Crow in East Nash has great shrimp n gritts.

@Kristen Watts I would refund $0.00 because my receipt says “deposit against rent” and I explain to them that it means if they decide to not fulfill the lease agreement even if they don’t take a key, they have paid me rent, not a damage deposit. They get this information even before they arrive to sign the lease.

Prevention is far superior to solving a problem.

...Now ask me how I learned that!

Never waste a good mistake Kristen, learn from it.

I’m already crafting my pitch to the wife for a date night with this documentary.

Home Depot rents them (vans too) for about $40/ day. If you buy one get it very used. Do not take on a payment of any kind. Cash only. Personally, I could use one but I love my Jeep too much. I compromised and bought a smaller enclosed trailer for behind the Jeep. I’ve got a reliable running vehicle that gets terrible gas mileage and zero car payment.

@Matt M.

Look at the entire situation. Example: how much of their income is overtime that could be cut at any moment? Do they have opportunity for overtime if they choose? How likely is it that child support might just disappear if mom n dad start scrapping? It’s not just the verifiable number, it’s the probability of changes (+/-) that matters too.

@Jennie Monfried

You’re thinking something to view the exterior of the house or interior even when it is rented...? I use Arlo cameras at my principle res but their recent sale and corresponding app roll out is an embarrassment. Mine have completely stopped functioning as of 24hr ago.
