So is little Johnny / Susie taking this esa animal to school daily also? I assume so since the animal is supporting his/ her needs and preventing him from being a problem child?

Like Tom Cruise said, I strenuously object. I get a couple of these per month and the number gets blocked (it’s never a stored number) because it’s quite often a stolen number if you backsearch them. Usually a free cruise or a Nigerian prince type thing. As soon as I realize it’s a spam text it’s 2 clicks and blocked. If the last sentence says “just kidding, it’s your mom I got a new number!!” Then mom is gonna have to send me a letter cuz I ain’t getting any of her calls or messages anymore!

What is he motivation to NOT complete this step? Is it simply time savings or is it weak legislation meaning you’ll never enforce a damage claim or what?

Call up your local pizza joint and order whatever they can build you (xL) that tastes the worst and costs ~$100. Eat it. All of it. Then multiply that feeling by a million or so. That’s how bad this idea is. Even if this was your 10th deal, it’s that bad of an idea.

Highly likely you’re going to pay too much if you buy a multifamily property that hits mls . Unless maybe it’s an estate sale and the executor had zero involvement and no instructions were left. Multifamily world is a small world, generally a couple /few weeks of calls generates enough interested parties for some offers unless it’s priced at arv but needs noticeable work. .. those are the ones that hit mls.

Consumer debt is bad debt. Always get that to zero or very very close. Best way to ensure you’re completely average for the rest of your life is to buy crap like cars and boats and electronic crap that you don’t pay cash for and put it on a card or monthly payments. Houses I buy are low 300’s and my mortgage is barely higher than a new decent car, and practically equal to a new 3/4 ton truck. Truck worth half in 5 years, house worth ~5% more in 5 years... buy stuff that makes money and appreciates, not costs money and depreciates. Get rid of the consumer debt.
