What’s your experience dealing with these issues? Who found them, an actual foundation guy or the general inspector? Get an estimate for repair and work it into the offer. If you have zero or limited experience with it and don’t have a reliable foundation co to handle it, double the estimate.

If they’ve got a significant term left I wouldn’t let them out. Insurance pays their hotel, when place is fixed, they pay rent again. If they want out early I’ve got a $500 charge for that request. That’s just me

@Daniel Porter 30 grit is WAY to aggressive. Grab some rubbing alcohol from dollarama, assuming it’s latex it’ll soften right up and wipe off with some elbow grease. Putty knife may help (but may also squish it into joints so be careful).

The best & only guaranteed solution (generally) is sniffer dogs and heat. Little buggers can live for nearly a year behind baseboards etc. Make sure if someone is giving you a guarantee without heat, you verify the terms of it.

Check your local fire code, here furnaces are required to be fully enclosed behind fire rated doors/ walls. And I’m talking every joint and possible communication point fire caulked and everything 5/8 drywall. Solid core doors, and door frame fire rated. Everything

Yes and yes. Then a few years go by, and yes and yes. Then I stopped. Luckily it was a matter of $500 once and not much more the second time.

Check to make sure here is no asterisk in your clause requiring rent to paid in full on the 1st of each month. None there? Okay you’re good, proceed with eviction as normal. In short, the following is a list of reasons to pay rent late:
