Yea of course, so for me I’m super flexible and just want to get the deal done, so with private lenders I can offer an equity opportunity or just the typical 10-12% return. I feel like the flexibility for me is what takes the cake with why I prefer private lenders if that makes sense :) 

Hey guys,

Is it possible for a hard money lender to give you 80% of the payment when buying an investment property and then getting the seller to hold a note on that other 20%. Is that possible?

Hey guys, 

I have multiple creative financing deals pretty much under contract, and I’ve factored in private lending, my issue is finding these private lenders. Where can I go to find these private lenders and prove that it’s a good investment?

Is there another way of wholesaling in Illinois other then double closing to get around the 1 transaction a year clause?Thanks

Can someone explain the difference between first position and second position when it comes to lending. I can make assumptions that if things happen it’s for collateral but what’s the main difference?
