I do a bit of both. I prefer to keep the properties as rentals when the numbers make sense for that, but at least 2/3 of my projects wouldn't cash flow as a rental, but do make sense as a flip.

Seems like that would mostly hurt trading of MF properties or perhaps in high cost markets like SF, NYC and LA.

By all means, replace the lock and the key, but if it was in good condition before they moved it, you bill them for the cost.

Here in the Tampa-St Pete-Clearwater area, we are running 0.7 months inventory, median price up 17.6% year over year on SFR, and 27.2% of all closings are in cash.

Only two ways I would flip long distance to be honest.
1. If I moved away from a location and already had a team I had been working with locally for a few years.
2. If I had a partner at the flipping location that I trusted.
Any other way is going to be very challenging indeed.
