Say a tenant breaks something that they are on the hook to pay for.  In this example, let’s say their kid flushed some objects down the toilet that requires a plumber to fix.  As the tenant is expected to pay for the damage, does the LL have any say in which plumber they use, or is it at sole discretion of the tenant?

You wouldn’t have to buy any of those things, unless you were planning on renting fully furnished.  Most places you would see rented out have no furniture.

1k cash flow on a 60k property?  My advise is to buy in California in 1966.  ;)

In all seriousness I suspect the most feasible way To get that kind of cash on cash return is to use leverage to your advantage by househacking as stated by Jill above.  Might take some work to find deals that good though.

Do you know where you will be attending training?  I can say from personal experience that you will not have enough time to deal with RE during your pilot training, which would be about 1 year for UPT and maybe another year after that, so if you are planning on owning a rental during that time, I would make sure a great PM is a top priority.

I would also recommend getting a quoted price for decking replacement.  It might not be needed, but it may only become apparent that it is needed until the old shingles are off, and that’s not a good negotiation position for you at that point.

Does lack of dishwasher or garbage disposal make finding a good tenant harder?

Really neat tool.  Would love to see it more filled out.  I visit SA frequently and could help if you let me know what you are using for critera and such for green vs yellow etc.
