Morning Everyone! Quick question regarding lending. I noticed that many of the hard money lenders out there seem to only lend to businesses (LLC, Corp..etc) versus individuals. In your experience do lenders require that these businesses be seasoned? Could I open up an LLC and look to start using hard money lenders right away? Just looking for ways to get that snowball rolling down the hill! Thanks Everyone for your time! Kris

John Daniello I actually downloaded 25 of the podcasts. I'm heading to the DR for a week of relaxation. I will be listening to them while away. I saw your post about the Sheriff Sales. I have thought about that but haven't checked those out yet.

Hey Everyone! New to this whole REI adventure and trying to capture as much information as I can. I stumbled across a website that seemed to have an pretty cool program, it was a Saturday Morning Investment Tour (http://www.gimmeshelter.com/saturdaymorninginvestmenttour.html) . The basis of the program stated that a group of people would drive around with someone that was more experiences so they could teach those that were interested a little about what they look for in terms of a potential property to acquire. The website appears to be defunct and can't seem to get a response with a few messages sent. Anyways, I am curious if anyone would be interested in taking a Saturday morning and showing me what they look for in a property. I'll provide breakfast and a willing participant. Looking to learn from someone that has done fix/flips and wholesaling successfully. Thanks for your time!

Rick, Thanks! That is where I want to get to. I need to learn how to best analyze a deal and see what's worth my time and which deals aren't. I'm really hopefully that along this journey I can meet a mentor that I can run a few things by as we get going. Kris
