Bright obnoxious lights and lots of annoying sounds.

Look up Power Tools: Sound Effects on iTunes.  Lots of annoying, construction like sounds from saws to jackhammers.  No one can sleep through that.  Should be able to set these up on a timer.

Like Daniel said - prices are getting crazy in St Pete; however, I do like the Kenwood area as well. It is cheaper than the other areas and is still close to DTSP - definitely drive by the house and get a feel for the neighborhood.  Some streets are better than others.

I don't know if you are from St Pete or not but I would definitely check out property insurance on these older homes. It can be expensive - so get some estimates and make sure it works for you from an investment perspective.  Also, the maintenance on older homes can be a drain so just keep that in mind too.

Thank you for the suggestion.  I will have to find out if they will let me do my own deals. 

I did the math and it will save me some money based on my goals..I am looking to buy 3-4 SFRs.

I would always get the current landlord's feedback and then the one previous to that too. The reason I do is:

1) If tenant is still living in current landlord's property, then they probably haven't done the final walk-through etc.  I have had some tenants that were awesome throughout and then after final-walk through, I couldn't give them back any of their security deposit because of all the problems they left behind.  Prior to the walk-through, their future landlord called me to get feedback and I gave them a "glowing" review which I certainly would not do now.

2) I also like to get the previous landlord's feedback as the current landlord may want to get rid of tenant and so if he/she is shady then they will say/do anything to get them out.

3) I also like to confirm how much they were paying previously to understand if they will be paying substantially more/less with my rental.  If it is substantially more but their income hasn't changed, they may struggle with rent or not stay there long.

@Doug Merriott - Thank you so much for your response. I would be open to doing retail sales although that is not my primary objective.  I do work full-time presently; however, my hours are pretty flexible. My goal is also to learn more about real estate but more focused on the investment side of things rather than the retail side of RE.  Hopefully that makes sense and thank you again for reaching out!

@Jeff Copeland - Thanks for the link. I will check it out and then let you know how it goes since it sounds like you might be going down this avenue as well. Happy to offer you any knowledge I've learned along the way in this process.

Hi - I am expecting to my pass my RE Exam this week and am looking for somewhere to hang my license as an investor.  Can you anyone recommend a broker in the Pinellas / St Petersburg or Tampa FL area?

If the "proposed tenant" is the one that is asking, then it sounds like they are already thinking they are going to stay more than 1 year anyways. It does depend on your particular situation. I actually did this for my rental (2 yr lease with a $50 reduction per month in rent from the original asking price) so over the 2 yr period I reduced my cash flow by $1200.  The reason I did this though was that the reduction still allowed me to be cash flow positive, it gave me some comfort knowing I wouldn't have to find tenants in a year, and my rent price is way above the average for the area, so it takes a while to find tenants, and the rental price was still competitively priced. Tenants sometimes think they are on the hook for the 2 yrs if they break the lease but as Max pointed out if you can re-rent, they are not the hook.  Not sure how many tenants are up to speed on landlord tenant laws though.
