I am interested in a duplex there, half occupied by long term (10+ years) tenant. The area looks very nice, the neighborhood is very well kept, and the property meets the 50% rule fairly comfortably, at first glance. Before putting too much time looking into the property I was wondering whether this is area is worth investing. Thanks in advance!

@Eric Robinson, I spent some of my childhood in Oklahoma, and my husband and I both still have family there. Congratulations on your contract! I hope to be there soon, I have been practicing doing the financial analysis of listings and am starting to feel much more comfortable.
@Sara Cunningham & @Steve Marshall, I am so glad to hear from others who have made the situation work! It is a relief to know I'm not trying to take on something completely crazy. I plan to start looking for a property manager soon, as I feel like having that relationship before buying a property would be best. Does that sound right?

I am currently active duty stationed overseas, but looking to get started in real estate, specifically small multi-family properties, with a property management company for awhile until I can get back to Oklahoma.
I don't have any experience in real estate outside of purchasing and selling a primary residence, so it's scary and exciting! I am still researching financing and landlord-tenant laws, as well as frequently browsing real estate websites for multi-family properties to get a feel for what I like, pricing in the area, and what I can expect to find in my budget. We hope to narrow down the options and be ready to make our first offer in the next 6 months.
I have been most interested in tri- and quad-plexes made up of primarily 2 and 3 bedroom units. In mid-priced areas (not the cheapest, but not nearly the most expensive) I feel like they would attract a slightly more mature, and potentially longer term audience of tenants. I could also be horribly mistaken, so feel free to correct me!
I am married and my husband is fully on board with real estate investing, we have an emergency fund (which will not be our down payment), and do not plan on the property affecting our tax-sheltered investing, so financially and mentally, I believe we are in a good place to start on this journey.
