Do I need to have my RE license in order to manage my portfolio in CA? Can I qualify as a "real estate professional" for tax purposes, if I manage my portfolio without a license?

So if my only reason for doing it is to keep the government's hands out of our pockets, in regards to my husband's W-2, then do I need to go to the trouble? I am self-managing the 2 properties and was thinking about starting a business doing that. I know if I sell any properties that the commission would be quite a value, but I've heard that when you self-represent while purchasing, there can be a bit of push-back from the sellers. Not sure if that is true?

My CPA has recommended I get my RE license in order to get more deductions on our taxes next year. Before I jump into what feels like a big commitment, I'd like to know if it's truly worth it to be an agent. I currently am in escrow to purchase my second investment property in my city. The plan is to continue purchasing properties at the rate of 1-2 per year, perhaps in CA, but not necessarily. Can anyone shed some light on this for me, please?
