My fiance is a lender in the St. Louis area - not hard money or portfolio, but they do offer some unique programs that you may qualify for different from big banks. Feel free to message me if you'd like his contact information. Best of luck!

Hi Josh! Welcome to the forums!
Interesting take on your HOA fees being "forced CAPEX" - I haven't heard that perspective before. I too own a rental property in St. Charles County though like you aspire to own many more. Have you had any issues/limitations with HOA rules regulating the amount of rentals in the complex?

Welcome to the forums, and congrats on deciding you want to jump into the RE investing game! I'm an agent and newbie investor myself - currently live in Wildwood but have a property in St. Charles, and we help clients purchase investment homes regularly. Do you own your current home? If so, leasing it out and buying a new one could be a great place to start, if you're looking for rentals. That's how I got started, and it's a relatively easy way to jump in!

Hi Mike -
Most of my investor clients use Renters Warehouse to manage their properties.
Best of luck finding a good match!

Hey Brent - welcome to BP and to the world of Real Estate! I am almost 25 and have similar ambitions. I did go to college, however I recently resigned from my corporate job to work in Real Estate full time. I chose to buy my first property two years ago with an FHA loan. I now have a 2nd home that I live in and rent out the first. It's not a fast strategy (and it's not as quick as house hacking), but it's WORKING! And we plan to continue doing this for the next few years, while we're young and don't mind moving terribly. The goal is to just get the first one behind you, and then each next step should be easier :) Best of luck to you, and again, welcome!

It wouldn't hurt to price it out with another lender just to compare. My fiance is a lender here locally in St. Louis and would be happy to chat with you --> Christopher Beahm at Guild Mortgage.
Best of luck, and congrats on your first rental property!

Hello! I am new to the Real Estate Investing world and am really just in my learning phase. I am interested in getting a part time job to save more money for properties while I work my full time job over the next could of years. Does anyone have suggestions of part time jobs that would help me learn more about real estate to help prepare me while I still work a full time job and build up some reserves? Thank you!
