Devin, they don't say much about that, which is one of the reasons that I called them. If it is purely Fannie Mae, then it has to be- but they mentioned that there were 'other alternatives'- will update everyone once I find out more. I have a call into them from this morning. :0

Alice- exactly! So great to have you weigh in with more details! We need these types of loans, whether Fannie Maeor private lenders that don't charge exorbitant rates and fees! :)

Kyle, you can get a new roof for your homeowner insurance deductible, if it's proven at some point to have had hail damage (which it probably does if it is in bad shape). Call a local roofer that has great reviews (check your local BBB or trusted Realtor in your area for recommendations)- call them and have them come out for a free roofing estimate. They will tell you if you need a new roof or just a 'tune up' and will give you a quote. then, if they tell you that you should 'qualify' for a new roof, call your homeowner's insurance company, get a claim adjuster out there, and they should approve a new roof with you just paying the deductible. There should be no waiting period. I'd love to help you with any questions that you have, even though I am not in "Fred-Neck", lol.

Hi, Kevin. I have used them in the past when I had a client with unique needs (no income verification/self employment loan) but have not yet used this product, as it is brand-spanking new. 


I have a call into them, as well- they are both in meetings. I hope to connect with them on this today but have a very busy day, so may not be able to connect with them until tomorrow. But- yes, they are legit. :)

I'm not sure, that would be a construction to permanent loan, not under Fannie Mae guidelines- but they do all types of specialty product loans, so they may have a 'similar' product. Generally, construction (temporary to permanent financing) requires higher down payments and the loan is paid out at various stages of construction, on a time-lined schedule, so those are unique loans and are generally kept in-house (not sold on the secondary market). Many smaller banks, like Regions Bank, do them, as do smaller, private banks, like Pinnacle Mortgage- but those banks require you to also be a customer of the bank. I have a call into them, and I'll ask them.
