I'll be reading my socks off for the rest of the year before I decide what to do. But I'm not too scared to invest. I know there will be a learning curve and I know that I may screw up a few times. But I'd rather learn from my mistakes than never start. And hopefully I'll have a success story or two by this time next year.

For now Lonnie Scruggs is about to be my new best friend.

And I should clarify...the $10,000 wouldn't be my nest egg. It's the amount of funding I would have access to.

That was a quick shutdown. But I appreciate the responses.

I live in a resort town in north Idaho. Buying locally won't be an option for me. :violin: If you spend much time on these sites you can find reputable sellers with repeat customers. They can often put you in contact with local property managers and contracters, and I feel as comfortable researching the rental market online as I would in person. From reading these forums, I know that there are certain investors who would NEVER IN A MILLION YEARS invest in a property they haven't seen in person, which is great advice. But I'm just starting out and I have limited resources...what's a gal to do? :wink:

I'm hoping to purchase my first investment in the next few months and I'm looking at online auction properties. My first purchase will most likely be sight-unseen, other than the pictures on the listing. Very scary, but it's the only way I think I can enter the market with less than $10,000 to work with.

Any advice from long distance investors?
