Paint isn’t going to hide the terrible quality of work that was done on this job.  It will make it look better than what you have now but…. still lipstick on a pig. Sorry you got ripped off by an unscrupulous person that didn’t know what they were doing.

Hi Chris, We have bought 17 rental properties since 2016 in/around New Braunfels Texas. Almost all were bought at the foreclosure or tax sale because of the stupid money that has been buying real estate in our area for the last 6 years. About half have needed gut to the stud remodels but when you buy a property at a tax sale for $26,000 in a $250,000 neighborhood you can end up with a great rental property after the remodel, especially being your own GC. We have ROI's that most people won't believe. I am happy to share any information I can to help you do the same in your area. Send me a DM.

    I agree you should protest. I protested 6 properties in central Texas this year and they knocked off $247,000. All I did was send in 3 comps for each property that took my realtor 10 minutes to pull from the recently sold data.

    You need to talk to the lawyers that are doing the sale to find out about the liens.

    This is not correct. Forclosure is permanent. Tax sale properties have a 6 month rights of redemption (the original owner can buy back) unless it’s land or homestead then they have 2 years to buy it back but they must pay you 25% interest plus what you bought it for during the first year and 50% interest the 2nd year.

    Dumpsters cost a lot of money to rent. It doesn't make sense that he would bring it without a start date or agreement on what work is going to be done. I wouldn't work with someone like this. Find someone else.

    I won an auction on a house and the contract consist of a Quit Claim Deed. 

    @Charles Mazzini Was it a tax sale or a foreclosure sale? The answer is different depending on what kind of auction it was. I’ve bought several of each here in Texas the last few years. The only difference for me is once the auction is over and you have “won” there is no getting out of the deal. You own it now.
