@Janice R. I have a "master key" system where all of my properties are opened with my master key. The PM and tenants only get the set of keys that is changed each time there is a turnover in tenants.

@Kelly Wiedower You definitely want checkbook control if you are going to buy real estate. The nickle and dime fees if you don't have checkbook control can be measured in $30 to $150 fees "per transaction" so it's a HUGE cost savings to go the checkbook control way. Plus you don't have to wait on any custodian to transfer your money when you find a deal that you want to invest in.

@Tayo Black They go down in value over time like any other trailer. They don't appreciate like a stick built property will. Now I will answer your question, the quality will depend on the builder....

If you really want new investors to learn you would post the real story instead of smoke and mirrors. Nobody gets anything for nothing. I know how you did it but most people that don’t have a clue think you can just get fully rehabbed houses for free after reading something like this.

What I like about it is I can have a keyless deadbolt in one hole of the entrance door and this new wifi lever handle in the other hole so that I don't also have to have a door guardian on the inside. This way my guests can lock the door from the inside when they are in for the night and feel safer. Maybe it's not that great of a thing but it's only 3 days old and not even available yet. Time will tell.

@Ryan White It depends on the area of the country that the house is in. If you are in an area where houses are $75,000 then it’s a big no. If you are in an area where houses are $250,000 then it could be a winner. Just from looking at the pictures I can tell you that it would cost about $140,000 to redo it the correct way. And that’s being the GC and hiring all the subs. Major project for your first deal.

@Matthew Taylor The easiest is just have them deposit in your bank’s account. It doesn’t cost a penny. I have a main account and then sub accounts for each property. They deposit into the sub account and then it gets swept into the main account on the 5th. It leaves a record for each properties rent received. Simple. No cost! Blows my mind that people pay for systems that are not needed or necessary…
