Congrats on starting your real estate journey early... I wish I did! I am a Realtor in Fort Worth and I have lenders that can approve all types of scenarios. You can even use down payment assistance for a multi-family, crazy right?! 

I would definitely encourage you to network, network, network. The more people you know, in and out of the industry, the more successful you'll be. There are all sorts of networking groups on BP, meetup, Facebook, etc.
