A good place to start is by joining the REI meetups around the metroplex, there are so many, I can't even begin to list them all. However you can do a search in FB groups, FB events, and Event Bright Events.

This project started in 2017.  The project required rezoning and platting before we got to design. The engineering included public roads, public water, public sewer, and a site lift station. The developer sold the lots to a homebuilder, and I worked with the homebuilder to assist with each individual lot being permitted. Construction of homes began in early 2022.

In my experience, my commercial sites move along a much faster timeline, but this one was exciting to finally see a completed product.

Biggerpockets didn't let me put Corpus, but its located in Corpus Christi Texas 1542 Sq feet in main house. 682 Sq foot guest space. Main house is the concern. Was counted as

I am not familiar with that market. I am in DFW. However, I would list it as a 2bed/2bath with a Bonus room. There is a lot of value with bonus rooms, that allows people to do what they wish with the room. There are a lot of people working from home and/or home schooling and looking for a room that would work for them. Also, people look for a game room or something for guests. 

Take good photos and write a good description and you should be fine.

You can do EDDM or most mailer companies also sell lists.

As a realtor, I have access to a lot of lists and information. I'd be willing to partner up.
